Adam came today to install some new lighting in our kitchen. The previous owners decided to DIY a hideous LED light fixture that had been torturing us with strobe lighting for over a year. We got some new track lights at Lowe’s and called HEP they called us the next day and the day after Adam came out and installed the new fixtures in about two hours. He did a great job and even fixed the orientation of the light switches which are also DIY and backwards. Definitely will use HEP for all our electric needs in the future!

Lighting technology moves fast, regulations change often, and energy costs never seem to slow down. In a dynamic environment like Philadelphia—where historic brownstones share power grids with sleek new skyscrapers—property owners and facility managers increasingly look for intelligent ways to cut consumption, elevate visual comfort, and improve safety. HEP Company answers that call through comprehensive electrical lighting upgrades that bridge cutting-edge engineering with down-to-earth craftsmanship.

Why Lighting Upgrades Matter More Than Ever

Modernizing a lighting system is not merely a cosmetic choice. It drives measurable gains across multiple dimensions:

  • Energy efficiency that lowers utility bills and eases pressure on the regional grid
  • Superior illumination quality that enhances productivity, comfort, and well-being
  • Lower maintenance requirements that reduce downtime and operational headaches
  • Compliance with contemporary building codes and sustainability standards
  • Reduced environmental impact through lower carbon emissions and responsible material recycling

By focusing on these objectives, HEP Company delivers lighting upgrades that endure long after the final fixture is installed.

Core Benefits Delivered by HEP’s Upgrade Programs

1. Deep Energy Savings and Rapid Payback

HEP engineers calculate every kWh saved and design upgrades that often bring energy reductions of 40–70 %. Those savings translate into payback periods that frequently beat three years—sometimes sooner in facilities with extended operating hours.

2. Improved Visual Performance

Whether it is glare reduction in an open-plan office, high CRI for a retail showroom, or precise foot-candle levels in a warehouse pick zone, HEP tailors photometric layouts to the needs of each space. Occupants notice crisper colors, sharper contrast, and lower eye strain.

3. Maintenance Relief

Legacy fluorescent, HID, and halogen lamps fail unpredictably, forcing facilities teams into reactive replacement cycles. High-quality LED and controls deployed by HEP slash re-lamp frequency and decrease inventory costs for spare parts.

4. Code Compliance and Future-Proofing

Philadelphia adopts revisions of the International Energy Conservation Code (IECC) and local green ordinances on a regular schedule. HEP designs installations that satisfy current mandates while providing headroom for foreseeable updates, reducing risk for property owners.

HEP’s Step-by-Step Lighting Upgrade Process

Initial Audit and Benchmarking

The journey starts with a site walk-through led by certified lighting auditors. They record:

  • Fixture counts, wattages, mounting heights, and controls
  • Existing circuit loads, panel schedules, and spare capacity
  • Peak occupancy schedules and usage patterns
  • Measured light levels at work plane height

A baseline energy model is then created to quantify current performance.

Customized Solution Design

Armed with audit data, HEP’s design team leverages advanced software to craft multiple scenarios. Each proposal specifies:

  • Fixture type (e.g., troffer, high bay, sconces, bollards)
  • Lamp technology and correlated color temperature (CCT)
  • Dimming protocols: 0–10 V, DALI, PoE, or wireless mesh
  • Sensor integration: occupancy, daylight, and time-clock sequences
  • Emergency egress and backup lighting strategies

Financial Analysis and Incentive Navigation

Philadelphia’s utilities and state programs offer lucrative rebates for qualified retrofits. HEP’s energy professionals prepare incentive applications, streamline documentation, and interface directly with program administrators to secure maximum reimbursements for clients.

Implementation and Project Management

A dedicated project manager coordinates procurement, permits, phasing, and safety plans. Crews deploy during off-hours when necessary to minimize disruption. Detailed task sequencing ensures critical areas remain operational throughout.

Commissioning and Verification

Post-installation, instruments verify voltage, current, and light levels to confirm design intent. Control sequences are calibrated, and staff training sessions ensure facility teams can adjust settings with confidence.

Measurement & Verification (M&V)

HEP offers optional M&V services that monitor energy consumption over time, correlating usage data with occupancy patterns. Monthly dashboards reveal savings in real dollars and carbon metrics, reinforcing the value of the upgrade.

Application Segments Served Across Philadelphia

Commercial Offices

From Center City high-rises to converted lofts in Northern Liberties, office managers demand balanced lighting that fosters alertness without glare. HEP’s tunable white fixtures accommodate circadian lighting strategies, modulating color temperature throughout the day to support occupant wellness.

Industrial & Warehousing

High-bay LEDs with sensor-based zoning transform cavernous warehouse aisles into efficient, safe workspaces. Instant-on performance eliminates the warm-up lag seen in metal-halide lamps, enabling operators to power lights only when zones are occupied.

Educational Facilities

K-12 schools and university campuses such as those in University City benefit from portfolio-wide upgrades that synchronize schedules across classrooms, libraries, and laboratories. Dimming controls integrated with daylight harvesting reduce energy during bright morning hours without sacrificing illumination quality.

Multifamily Residential

Apartment developers and condo boards look to cut common-area expenses with stairwell fixtures that shift to low-output modes when unoccupied. Attractive LED cove lighting also enhances curb appeal in lobbies and corridors.

Hospitality and Entertainment

Restaurants, theaters, and boutique hotels rely on mood lighting to create memorable guest experiences. HEP’s deployment of programmable color-changing fixtures facilitates seamless transitions from daytime ambience to evening vibrancy while keeping energy use in check.

Outdoor & Parking

Dark-sky-compliant pole lights, bollards, and wall packs reduce light trespass onto neighboring properties and mitigate skyglow. Integrated photocells guarantee lighting activates only at necessary times, improving security without wasting energy.

Technical Highlights of HEP’s Lighting Solutions

Advanced LED Driver Technology

HEP selects drivers with high power factors and low total harmonic distortion (THD) to protect building electrical systems. Temperature-balanced thermal management maximizes lumen maintenance over a fixture’s lifespan.

Intelligent Control Platforms

  • Stand-alone wireless nodes for retrofit scenarios where pulling new wire is impractical
  • Building automation system (BAS) integration via BACnet or Modbus gateways
  • Cloud-based analytics dashboards accessible from any device

These layers of intelligence turn lighting into an adaptable asset, not a static overhead cost.

Ultraviolet-C (UV-C) Add-Ons for Sanitization

Facilities targeting enhanced hygiene—such as medical offices or athletic centers—may incorporate UV-C emitters scheduled during unoccupied periods. HEP’s design ensures compliance with exposure safety guidelines while supplementing routine cleaning practices.

Demand-Response Capability

Philadelphia’s grid occasionally faces peak-load events. Fixtures equipped with demand-response modules can dim automatically in exchange for utility incentives, contributing to grid stability while generating extra revenue streams for building owners.

Environmental Stewardship and Recycling

Every upgrade generates waste in the form of old lamps, ballasts, and packaging. HEP’s zero-landfill policy channels these materials into certified recycling centers. Mercury-bearing fluorescent tubes undergo specialized processing, while metals and plastics are sorted for reuse. Documentation of responsible disposal supports any sustainability reporting requirements clients may have.

Safety and Compliance at Every Stage

NEC and NFPA Standards

HEP’s electricians adhere to the National Electrical Code (NEC) and relevant NFPA publications, ensuring proper conductor sizing, grounding, and fault protection. This mitigates fire risk and aligns with insurance certifications.

OSHA-Focused Work Practices

Job hazard analyses, lock-out/tag-out protocols, and aerial lift training protect both workers and building occupants. Daily toolbox talks keep crews alert to evolving site conditions.

ADA Considerations

Corridor lighting and emergency egress signage receive careful placement to aid occupants with visual impairments. Luminance ratios conform to ADA recommendations, supporting equitable accessibility.

Common Pain Points Solved by HEP Upgrades

  • Frequent lamp burnouts disrupting operations
  • Uneven light levels causing hotspots and shadows
