I met Rueben from HEP today concerning a tune-up for my water heater. Because of the age of my water heater, 25 years, and the fact it was working perfectly, I decided due to the valve being plastic and a fear of breaking it not to do the tune-up. Rueben agreed and was kind enough give me a quote on replacing the water heater and showed me a product to keep my drain lines clear. Very nice person and very thorough in his explanation of all that HEP could offer us. Great company and great employees. I also had Zac and Adam replace two bathroom switches, as well as, install a LED light fixture in the shower. They also replaced three outside lights that we had been needing replaced for years. Great young men and are valuable asset to your company. I called HEP at 11:00 a.m., and spoke to a very nice young lady concerning a strong odor of methane gas in our laundry room and upstairs bathroom. She said a plumber would be at my house between 1:00 - 6:00 p.m. today. I received a call at 1:15 p.m. saying the plumbers were on their way. They were here by 1:40 p.m. I met two young who both were named Shaun. They were from our first handshake to our goodbye cordial, congenial, and very knowledgeable. Extremely professional young men. The moment they walked into the bathroom with the strong methane odor they knew what was wrong by asking one question. How often do you run that shower? When I told them rarely, they told me exactly what was wrong. The water in the trap for the shower had evaporated from lack of use and that was allowing the sewer gas that is normally blocked by the water in the trap to leak out of the shower drain. After a few flushes of the toilet and some running of water in the shower, my problem was solved. They took the time to clean out the shower drain and they were finished. I bought the Service Plan because of their honesty and their wonderful demeanor. Shaun and Shaun are credits to your company in many ways. I will use your company again in the future because of this visit. Thank you.

Real-World Retrofit Scenarios in Dayton

Manufacturing Plant Example

A heavy-equipment manufacturer in Dayton operated a 120,000-square-foot production hall illuminated by 400-watt metal-halide high bays. Lamp failures were frequent, lumen depreciation was severe, and workers complained of dim, yellowish light. HEP audited the facility, modeled new light levels, and installed 185-watt LED high bays equipped with motion sensors. Fixture count dropped by 15 %, average foot-candles rose from 22 to 48, and the annual electricity savings exceeded 400,000 kWh. The plant subsequently reported a measurable decline in rework rates, attributing part of the improvement to enhanced visibility on assembly lines.

K-12 School Example

A suburban Dayton school district faced tight budgets and rising utility costs. Classroom lighting consisted of aging T12 troffers with magnetic ballasts. HEP delivered a district-wide LED retrofit: 3,200 luminaires were replaced with high-efficiency troffers featuring 0-10 V dimming and occupancy sensors. Annual energy savings topped $110,000, but administrators were equally impressed by student feedback—improved visual comfort and reduced flicker helped curb headaches and boost focus during lessons and exams.

Medical Office Example

A multi-tenant medical complex wanted to elevate patient experience while meeting stringent healthcare lighting standards. HEP implemented tunable-white LED downlights in waiting areas, enabling staff to adjust color temperature from a calming 2700 K to a vibrant 5000 K based on time of day. Corridors received low-glare linear fixtures integrated with Bluetooth mesh controls, allowing zone-by-zone programming without intrusive cabling. Post-retrofit surveys showed a 27 % uptick in patient satisfaction scores regarding facility ambiance.

Key Performance Metrics Tracked Post-Upgrade

Lighting Power Density (LPD)

HEP calculates watts per square foot across each building zone, verifying that the retrofit achieves or surpasses code-mandated reductions. Lower LPD numbers translate directly into sustained cost savings and environmentally responsible operations.

Energy Intensity per Process Area

Manufacturing, warehousing, and office areas all consume light differently. By isolating kilowatt-hours used per functional space, HEP identifies additional conservation opportunities and fine-tunes control strategies over time.

Equivalent Full Load Hours (EFLH)

EFLH benchmarks how long lights remain at full output annually. Smart controls installed by HEP reduce EFLH significantly, shifting fixtures into standby modes during down-time and vacations.

Maintenance Labor Hours Saved

Replacing short-lived lamps with long-life LEDs slashes the time facilities teams spend on ladder work, bulb procurement, and ballast troubleshooting. HEP quantifies these labor savings to present a holistic ROI picture that extends beyond simple utility costs.

Worker and Occupant Satisfaction

Through post-installation surveys and observational studies, HEP measures perceived brightness, color quality, glare, and overall comfort. Positive feedback not only validates design assumptions but also strengthens organizational buy-in for future sustainability initiatives.
